Answers to your frequently asked questions
-
Can you hold a property before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. To secure a rental, we recommend submitting your application as soon as possible. -
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary by property. Typically, tenants pay the first month’s rent and a security deposit before move-in. Some properties may also require last month’s rent. -
How old do I have to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as the property is left in good condition, normal wear and tear excepted, and all lease terms are fulfilled. Deductions may apply for unpaid rent, damage, or cleaning costs. -
When is a cosigner required?
A cosigner may be needed if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a property?
Applications can be submitted online or in person. You’ll need to provide a completed application, pay the application fee, and include supporting documents such as proof of income and photo identification. -
How can I pay rent?
Rent can typically be paid online through the tenant portal, via automatic bank transfer, or by check/money order—depending on the property’s accepted payment options. -

Please review your lease agreement and contact management before getting a pet. Some properties allow pets with an additional deposit or monthly pet rent, while others have restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants are jointly responsible for the lease term. If one tenant wishes to remain, they may need to reapply or qualify on their own. Any changes to the lease must be approved by management. -
